Sandwell must plan for 1,417 homes a year
Sandwell has to plan for 1,417 new homes a year, 7,085 over 5 years.
No brownfield cover figure for Sandwell. Only 38% of the sites on this council's brownfield register give a housing estimate, so its capacity cannot be totalled. We publish the cover figure only where at least 80% do.
That is a gap in the register, not evidence that Sandwell has no brownfield land.
Delivery
Over the three years to March 2025, Sandwell delivered 1,583 of the 4,632 homes it was required to: 34%. The government's published consequence: the presumption in favour of sustainable development applies.

351 live sites covering 467 hectares, of which 57 have no planning permission yet. 219 of them give no housing estimate.
